1/4 of the Southwest 1/4 of Section 24, Township 5 North, Range 20 East, in
the City of Muskego, Waukesha County, Wisconsin bounded and described as
follows:
Commencing at the Southwest corner of the Southwest 1/4 of said Section 24;
thence N 87033135" E along the South line of the Southwest 1/4 of said
Section 24 and the center line of Ryan Road, 1155.00 feet to the point of
beginning of lands to be described; thence continuing N 87033,35" E along
the South line of the Southwest 1/4 of said Section 24 and the center line
of Ryan Road, 175.18 feet; thence N 01*29133" W, 1320.92 feet to a found 1"
iron pipe; thence S 87034,41" W, 175.90 feet to a found 1" iron pipe; thence

Certified Survey Map notes and restrictions:
1. Before any building permits can be issued, a grading plan will need to
be reviewed by the City to ensure no drainage from offsite/through the
property is obstructed and at that time additional drainage and or other
easements may be required. All driveways and proposed culverts should
be part of the grading plan. Culvert design and size shall be reviewed
and approved by the City of Muskego.
2. Per Mark D. Augustine, Professional Engineer #31414 Seasonal High
Groundwater Determination Report dated June 21, 2021, the minimum
basement floor elevation allowed on new construction is 791.60 (NGVD
1929) which is 2' above the determined seasonal high groundwater.
3. All City of Muskego Stormwater Management requirements that apply to
Lots 1 and 2 shall be satisfied, reviewed, and approved by the City of
Muskego. Final coordination and permitting shall be submitted to the
City of Muskego for review and approval.
4. All existing drain tile damaged shall be replaced to maintain proper
drainage conveyance.
5. Existing sewer lateral that serves Lot 2 does not cross onto Lot 1.
6.Any new homes on either lot may be required to connect to municipal
water.
7.The existing driveway that currently leads through Lot 1 to the home on
Lot 2 must be adjusted as to not cross into Lot 2 with a proper Zoning
permit. This must be completed prior to any occupancy being granted for
either lot, prior to any other permits being issued for either lot and
prior to any other use being allowed on either lot. Also, a new driveway
must be permitted and installed completely within Lot 2 for access to
the home on said lot prior to any occupancy being granted for Lot 2,
prior to any other permits being issued for Lot 2 and prior to any other
use being allowed on Lot 2.
