APPROVAL OF AN AMENDMENT TO A BUILDING SITE AND OPERATION PLAN FOR
LITTLE CAESARS PIZZA LOCATED IN THE SW ¼ OF SECTION 2
(TAX KEY NO. 2167.995.011 / S69 W15465 JANESVILLE ROAD)
WHEREAS, Plans were submitted by Matt Schroeder for Little Caesars Pizza for an amendment to
a Building, Site and Operation Plan for the property located in the SW ¼ of Section 2 (Tax Key No.
2167.995.011 / S69 W15465 Janesville Road), and
WHEREAS, The applicant is looking to build-out a Little Caesars Pizza in the former Quiznos Subs
location within the Jetz Convenience Center at southeast corner of Janesville Road and Moorland
Road, and
WHEREAS, As part of the proposal the applicant would like to add a pick-up window along the
south side of the building, and
WHEREAS, To access the new pick-up window a new driveway with curbing is proposed between
the main building and the car wash building, and
WHEREAS, Two (2) parking stalls are being removed in the front and the back of the building as
part of the project to facilitate the new driveway and curbing, and
WHEREAS, No new/altered exterior lighting is proposed at this time, and
WHEREAS, There will be no menu board or ordering speaker since all ordering is done at the
window or ahead of time by phone, and
WHEREAS, Customers will also have the ability to walk inside to place an order and/or to pick -up,
and
WHEREAS, Some signage details are included as part of the proposal to include signage on the
monument sign, on the front of the building, and a canopy over the pick-up window.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended Building,
Site and Operation Plan for Little Caesars Pizza for the property located in the SW ¼ of Section 2
(Tax Key No. 2167.995.011 / S69 W15465 Janesville Road).
BE IT FURTHER RESOLVED, Due to concerns with existing traffic patterns on site, no “waiting”
parking spots are allowed behind the building, at the exit of the pick-up lane, or in the back driveway
and anyone waiting for a product must wait within the existing parking stall already established in the
front of the site.
BE IT FURTHER RESOLVED, That markings and signage be added, subject to staff approval,
in order to not block the exit to Little Caesars with the Dairy Queen Drive Thru.
BE IT FURTHER RESOLVED, Bollards are required adjacent to any structures/features near the
driveway (i.e. transformer, building utilities, etc.) and all bollards must be painted a color that
matches the building.
BE IT FURTHER RESOLVED, A Building Permit will be required for the work to the building and to
the site.
BE IT FURTHER RESOLVED, A Landscape Plan showing how this proposal will alter the existing
landscaping on site and showing newly proposed landscaping is required before any permit can be
issued.
BE IT FURTHER RESOLVED, All signage (temporary and permanent) will require separate formal
permits.
BE IT FURTHER RESOLVED, Any new or altered exterior lighting will need approvals from the City
and details will need to be submitted relating to the fixture specs and a photometric plan.
BE IT FURTHER RESOLVED, That before any permits for any work can be issued, written
approvals from WE Energies must be provided to the Community Development Department for the
driveway near the electrical transformer.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department
and that all aspects of this plan shall be maintained in perpetuity unless otherwise authorized by the
Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution
shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
