RESOLUTION #P.C. 125-2005
APPROVAL OF A TWO LOT CERTIFIED SURVEY MAP FOR THE GNACINSKI PROPERTY
LOCATED IN THE SE ¼ OF SECTION 18
(TAX KEY NO. 2232.996/ W207 S8312 HILLENDALE DRIVE)
WHEREAS, On October 3, 2005 a Certified Survey Map was submitted by Joseph Gnacinski for a
two (2) lot land division of the property located in the SE ¼ of Section 18 (Tax Key No. 2232.996/
W207 S8312 Hillendale Drive), and
WHEREAS, Said property is split zoned with RS-1/OWP Suburban Residence District with a Wellhead
Protection Overlay District to the north and RS-2/OHS Suburban Residence District with a Highway Service
Overlay District to the south and the proposed land division would create two lots meeting the
residential requirements of RS-1 to the north (30,000 sq. ft. lot and 120’ in width) and RS-2 to the
south (20,000 sq. ft. lot and 110’ in width), and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium
density residential development and this proposal is within this goal, and
WHEREAS, The CSM depicts land dedications for rights-of-way in conformity with the 2010 Street
System Plan, and
WHEREAS, Said parcels will be serviced by public sewer and water, and
WHEREAS, There is an existing home that will remain on Lot #1.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map
submitted by Joseph Gnacinski for a two (2) lot land division of the property located in the SE ¼
of Section 18 (Tax Key No. 2232.996/ W207 S8312 Hillendale Drive), subject to resolution of
technical discrepancies as identified by the City Planning Department and City Engineers, and
payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding
assessments if applicable.
BE IT FURTHER RESOLVED, That all technical corrections will need to be addressed before the
CSM will be signed and recorded.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in
accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
