PCR2005121 RESOLUTION #P.C. 121-2005 APPROVAL OF A CONDOMINIUM PLAT FOR BUILDING 19 OF LAKE RIDGE APARTMENTS, A CONDOMINIUM LOCATED IN THE SW ¼ OF SECTION 10 (TAX KEY NO 2199.999.021) WHEREAS, On September 28, 2005 a condominium plat known as Cherry Hill was submitted by Joseph Cardenas for Lake Ridge Building 19, located in the SW ¼ Section 10, and WHEREAS, Said plat consists of eight residential units in one structure, and WHEREAS, Said property is currently zoned RSM, Multiple Family Residential District, and WHEREAS, A Building Site and Operation Plan was previously approved by the Plan Commission in the early 1990s that governed the architecture, layout, and landscaping of the entire development, and WHEREAS, Refuse for the proposed condominium is located near the facility although no enclosure exists, and WHEREAS, The 2010 Comprehensive Plan depicts this area for multiple family residential development, and the proposal is consistent with the Plan, and WHEREAS, The property is serviced by City sewer and water. THEREFORE BE IT RESOLVED, That the Plan Commission approves of the condominium plat submitted by Joseph Cardenas for Lake Ridges Building 19 located in the SW ¼ of Section 10, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable, and establishment of a Condominium Association. BE IT FURTHER RESOLVED, That a refuse enclosure be installed for the condominiums refuse containers and that a building elevation noting the type of enclosure and a site plan noting the location of the enclosure be delivered to the Planning Department before final Council approvals are given.
