PCR2005104AMENDED RESOLUTION #P.C.104-2005 APPROVAL OF AN AMENDED BUILDING SITE AND OPERATION PLAN FOR MUSKEGO LAKES COUNTRY CLUB IN THE SE ¼ OF SECTION 26 (TAX KEY NO. 2261.978.001 / STH 36) WHEREAS, On August 25, 2005 plans were submitted by Canfield Construction for an amendment to a Building, Site and Operation Plan for the Muskego Lakes Country Club located in the SE ¼ of Section 26 (Tax Key No. 2261.978.001 / STH 36), and WHEREAS, On June 7, 2005 under Resolution #P.C. 021-2005 and on August 16, 2005 under Resolution #P.C. 100-2005, Conceptual Building, Site and Operation Plans were approved by the Plan Commission for this site and since this time the property owner has requested the final BSO approval, and WHEREAS, Said property is predominately zoned A, Agricultural District, and said use is a permitted use by right subject to Building Site and Operation Plan approvals, and WHEREAS, Petitioner proposes to add a storage facility across the parking lot from the clubhouse along the portion of the property that abuts Stonebridge Subdivision, and WHEREAS, Storage facilities currently exist on the northern portion of the property, although these storage facilities will be razed in conjunction with the St. Andrew’s Village Condominium development, and WHEREAS, The new structure is proposed to be clad with a six (6) foot high band of “Rocky Mountain” (darker brown) colored Novabrik at the base of the building and ivory colored steel siding on the upper portions of the walls, and WHEREAS, The new structure will have 50% masonry on the west and east facades and 38% masonry on the north and south facades and the General Design Guide calls for 50% masonry product on buildings of a commercial nature unless waived by Planning Commission for certain situations, and WHEREAS, The roof will have brownish shingles, a 3/12 pitch, and 24” overhangs, and WHEREAS, The access doors and overhead doors are proposed to face to the south (towards the parking lot) and to the west (towards the golf course) and access to these doors will be facilitated by a gravel drive extending off the existing gravel parking lot, and WHEREAS, The driveway/access to the building from the south and west is proposed to be gravel and the area surrounding the rest of the building will be green space, and WHEREAS, The site contains an existing clubhouse that is made of brick siding and cedar shake roofing. THEREFORE BE IT RESOLVED, That the Plan Commission approves of an Amended Building, Site and Operation Plan for a new Maintenance Building for Muskego Lakes Country Club located in the SE ¼ of Section 26 (Tax Key No. 2261.978.001 / STH 36). BE IT FURTHER RESOLVED, That the Plan Commission approves of the small reduction of masonry product to 38% on the north and south facades as the overall building adapts to the surrounding residential character and does have the required 50% masonry product on the Stonebridge Subdivision facing eastern facade. BE IT FURTHER RESOLVED, That at this time no outdoor storage or chemical storage of any kind is allowed near this building and if any outdoor storage is desired, the Plan Department and/or the Plan Commission must approve such storage first. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both. THEREFORE BE IT FURTHER RESOLVED, That one paved parking stall per employee of the new building would be in place by July 1, 2006.
