PCR2005101RESOLUTION #P.C. 101-2005 APPROVAL OF A NEW MOUMENT SIGN AND MODIFICATIONS TO AN EXISTING MONUMENT SIGN FOR THE MUSKEGO CENTRE LOCATED IN THE SE ¼ OF SECTION 8 (RACINE AVENUE / TAX KEY NOS. 2192.970, 2192.971, AND 2192.973) WHEREAS, On August 1, 2005 plans were submitted by Poblocki Sign Company for one (1) new monument sign and for the modification to an existing monument sign for the Muskego Centre located on Racine Avenue (Tax Key Nos. 2192.970, 2192.971, and 2192.973), and WHEREAS, The existing monument sign is proposed to be modified to match the proposed new monument sign, and WHEREAS, The newly proposed sign will match the general size of the existing monument sign, and WHEREAS, The newly proposed sign will be located next to the entry drive near Sentry and Mc Donald’s, and WHERES, The signs are proposed to be approximately 20 feet in height and have a sign area of approximately 86 square feet per monument sign facade, and WHEREAS, The property is zoned B-2/OPD Local Service Center District with a Planned Development Overlay and said monument signage does not conform with the requirements of B-2 sign regulations relating to area and height, and WHEREAS, Section 6.09(10) of the Zoning Code states the following, “A sign identifying a shopping center or grouping of stores in excess of 50,000 sq. ft. in area may be permitted with the approval of the Plan Commission by the modification of the regulations of the district in which they are located applicable to the height, size and location of such sign consistent with the spirit and intent of the regulations in that district. (Ord. #398 - 08-26-80)”, and WHEREAS, There is no detailed landscaping shown on the site plans for the monument sign. THEREFORE BE IT RESOLVED, That the Plan Commission approves one (1) new monument sign and the modifications to an existing monument sign for the Muskego Centre, located Racine Avenue (Tax Key Nos. 2192.970, 2192.971, and 2192.973). BE IT FURTHER RESOLVED, That the Plan Commission grants the requested sign area and height per Section 6.09(10) of the Zoning Code. BE IT FURTHER RESOLVED, That a landscape plan will need to be submitted for the area around the base of each monument sign according to the General Design Guide before the sign permit can be released. BE IT FURTHER RESOLVED, The Engineering Department will have to review the proposed placement of the new sign to be sure that no easements are being encroached upon. BE IT FURTHER RESOLVED, That the actual location of the new monument sign be delivered to the Planning Department before the permit is issued to ensure that the sign does not encroach into the public Right-of-Way. BE IT FURTHER RESOLVED, That the sign plans are approved as submitted and a copy of said plans be kept on file in the Building Department and that all aspect of this plan shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
