APPROVAL OF A TWO (2) LOT LAND DIVISION FOR THE BORCHARDT
PROPERTY LOCATED IN THE NE ¼ AND SE ¼ OF SECTION 3
(TAX KEY NO. 2169.987 / MARTIN DRIVE)
WHEREAS, On July 29, 2005 a Certified Survey Map was submitted by Wayne
Borchardt for a two (2) lot land division of the property located in the NE ¼ and
SE ¼ of Section 3 (Tax Key No. 2169.987 / Martin Drive), and
WHEREAS, Said property is zoned BP-3 Business Park District, RS-2 Suburban
Residence District, RSA Attached Single-Family District, and RSA/OIP Attached
Single-Family District with an Institution and Public Service Overlay District and
the parcels meet the minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside
for business park, medium density residential, and governmental and institutional
uses and this proposal is within this goal, and
WHEREAS, The proposed CSM will break off the business park parcel from the
residentially zoned portion of the property in order to facilitate a future subdivision
proposal, and
WHEREAS, Said parcels will be serviced by municipal sewer and water.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of the
Certified Survey Map submitted by Wayne Borchardt for a two (2) lot land
division of the property located in the NE ¼ and SE ¼ of Section 3 (Tax Key No.
2169.987 / Martin Drive) subject to resolution of technical discrepancies as
identified by the City Planning Department and City Engineers, and payment of
all applicable fees in Section 18.14(3) of the Land Division Ordinance and
outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted
to the City in accordance with Common Council Ordinance No. 1118 and
Resolution 196-2002.
