APPROVAL OF AN AMEDMENT TO A BUILDING SITE AND OPERATION PLAN FOR DR.
JODY GRUENSTERN IN THE NW ¼ OF SECTION 10
(TAX KEY NO. 2198.990.004 / S74 W16810 JANESVILLE ROAD)
WHEREAS, On April 1, 2005 plans were submitted by Dr. Jodie Gruenstern for an amendment
to a Building, Site and Operation Plan for the former Olson Lawn Tractor Service property (to
be the Animal Doctor Inc.) located in the NW ¼ of Section 10 (Tax Key No. 2198.990.004 /
S74 W16810 Janesville Road), and
WHEREAS, Said property is currently zoned B-4/OPD/OWP Highway Business District with a
Planned Development Overlay and a Wellhead Protection Overlay, and said use is a permitted
use by right subject to Building Site and Operation Plan approvals, and
WHEREAS, The existing site consists of a commercial building, scattered unenclosed outdoor
storage, limited parking, and a non-conforming residential home that is currently being rented
out.
WHEREAS, Petitioner is not proposing any changes to the existing commercial building at this
time, and
WHEREAS, The existing non-conforming home on the front of the property will remain and
may remain until the residential use ceases, and
WHEREAS, Parking is illustrated as 13 parking stalls and this is 1 more parking stall than what
is required for a retail service establishment, and
WHEREAS, A decorative aluminum fence is being proposed at the rear of the property, and
WHEREAS, No additional stormwater management will be required, and
WHEREAS, There is an area shown on the front of the building where signage could be
placed, and
WHEREAS, The dead tree with the satellite dishes will be removed.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended
Building, Site and Operation Plan for Dr. Jodie Gruenstern for the Animal Doctor Inc. located in
the NW ¼ of Section 10 (Tax Key No. 2198.990.004 / S74 W16810 Janesville Road).
BE IT FURTHER RESOLVED, That any specific signage will require approval by the Plan
Department and/or Plan Commission.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to drainage shall be maintained in
perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or
both.
