APPROVAL OF A FINAL PLAT FOR THE FIRESIDE ORCHARD ADDITION #1
SUBDIVISION LOCATED IN THE SE ¼ OF SECTION 18
(HILLENDALE DRIVE / TAX KEY NO. 2232.986.002)
WHEREAS, On November 22, 2005 a final plat was submitted by Location 3 Corp. for Fireside Orchard
Addition #1 Subdivision located in the SE ¼ of Section 18, and
WHEREAS, Said plat proposes 5 single-family lots ranging from approximately 30,000 square feet to
78,600 square feet, and
WHEREAS, Said property is zoned RS-1 Suburban Residence District, which require a minimum lot size
of 30,000 square feet and minimum width of 120 feet, and the parcels depicted meet these minimum
standards, and
WHEREAS, The Plan Commission has found that the plat is consistent with the adopted 2010 Plan, the
Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan,
and
WHEREAS, Four of the parcels will access off of Fireside Court and one parcel will use an existing access
off of Hillendale Drive , and
WHEREAS, Said parcels will be serviced by City sewer and water, and
WHEREAS, Stormwater management will be accommodated on Outlot 3 of the approved Fireside Orchard
Subdivision.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends, approval to the Common
Council of a 5 lot Final Plat for the Fireside Orchard Addition #1 Subdivision, located in the SE ¼ of
Section 18 and will be receptive to the submittal of a final plat, subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and payment of all
applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans are required to be submitted and
approved by the Plan Commission prior to release of Building Permits.
BE IT FURTHER RESOLVED, That Fireside Drive be named to Fireside Court up to the point where it
turns east/west before Common Council approval.
BE IT FURTHER RESOLVED, That this approval may be subject to Developer’s Agreements and a Letter
of Credit being approved by the City’s Finance Committee prior to Council approvals.
BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as
identified by the City Planning Department and City Engineers, and payment of all applicable fees in
Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital file of this Plat shall be submitted to the City in accordance
with Common Council Ordinance No. 1118 and Resolution #196-2002.
