APPROVAL OF A CONCEPTUAL AMENDED BUILDING SITE AND OPERATION PLAN FOR
MUSKEGO LAKES COUNTRY CLUB IN
THE SE ¼ OF SECTION 26 (TAX KEY NO. 2261.978.001/ STH 36)
WHEREAS, On January 21, 2005 plans were submitted by the Muskego Lakes Corporation for an
amendment to a Building, Site and Operation Plan for the Muskego Lakes Country Club located in
the SE ¼ of Section 26 (Tax Key No. 2261.978.001 / STH 36), and
WHEREAS, On May 26, 2005 updated plans were submitted reflecting past Plan Commission
recommendations, and
WHEREAS, Said property is predominately zoned A, Agricultural District, and said use is a
permitted use by right subject to Building Site and Operation Plan approvals, and
WHEREAS, Petitioner proposes to add a storage facility across the parking lot from the clubhouse
along the portion of the property that abuts Stonebridge Subdivision, and
WHEREAS, Storage facilities currently exist on the northern portion of the property, although these
storage facilities will be razed in conjunction with the St. Andrew’s Village Condominium
development, and
WHEREAS, The new structure is proposed to be constructed out of brick, a stone cap, steel
siding and architectural dimensional shingles roofing with colors of tans and browns, and
WHEREAS, The new structure will have white access doors and white overhead doors, and
WHEREAS, The access doors and overhead doors are proposed to face to the south and to
the east (towards Stonebridge Subdivision), and
WHEREAS, The driveway/access to the building is proposed to be gravel, and
WHEREAS, The new structure is proposed to be screened by a landscaped berm from the existing
subdivision to the east, and
WHEREAS, The site contains an existing clubhouse that is made of brick siding and cedar shake
roofing.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a conceptual amended
Building, Site and Operation Plan for the Muskego Lakes Country Club located in the SE ¼ of
Section 26 (Tax Key No. 2261.978.001 / STH 36).
BE IT FURTHER RESOLVED, That the proposed storage facility, although principally used for
storage, must be constructed out of 50% masonry product that matches the clubhouse to create a
cohesive site that blends well with the surrounding land uses.
BE IT FURTHER RESOLVED, That the proposed storage facility shall utilize shingled roofing
material matching the colors of the clubhouse roofing.
BE IT FURTHER RESOLVED, That the proposed building shall utilize the same colors as on
the clubhouse.
BE IT FURTHER RESOLVED, That the overhead doors should be reconfigured to face away
from the subdivision if noise issues will be a problem at inappropriate hours so noise will
not be an issue.
BE IT FURTHER RESOLVED, That some or all of the gravel area may need to be paved to
avoid dust concerns.
BE IT FURTHER RESOLVED, That any outdoor storage or chemical storage must be in
defined storage areas.
BE IT FURTHER RESOLVED, That landscaping and/or berming may be needed to further
sight and sound screen.
BE IT FURTHER RESOLVED, That the Plan Commission will be receptive to screening of the
facility by a landscaped berm and the appropriation of masonry product to key areas on the
structure, however the facility is still subject to the requirements outlined above.
BE IT FURTHER RESOLVED, That a final Building Site and Operation Plan must have a full site
plan, building elevations, and landscape plan as part of the submittal.
BE IT FURTHER RESOLVED, That the final Building Site and Operation Plan must show any
wetlands that may exist in the area.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department
and that all aspect of this plan as they relate to drainage shall be maintained in perpetuity unless
otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution
shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only
an indication of the current intent of the Plan Commission; Final submittals are subject to future
review and consideration by the Plan Commission, municipal committees of jurisdiction, and other
agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
