PCR2005014RESOLUTION #P.C. 014-2005 APPROVAL OF A FINAL PLAT FOR THE CRYSTAL LAKE SUBDIVISION LOCATED IN THE SE ¼ OF SECTION 32 (MUSKEGO DAM ROAD / TAX KEY NO. 2288.993) WHEREAS, On January 13, 2005 a final plat was submitted by Weber Homes for Crystal Lake Subdivision located in the SE ¼ of Section 32, and WHEREAS, Said plat proposes 8 single-family lots ranging from 56,000 square feet to 76,000 square feet and three (3) outlots, and WHEREAS, Said property is zoned RS-2 Suburban Residence District which requires a minimum lot size of 40,000 square feet and minimum width of 220 feet when the lots are unsewered and said lots meet these zoning requirements, and WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously approved Preliminary Plat, under Resolution #P.C. 061-2004, and WHEREAS, The Plan Commission has found that the plat is consistent with the adopted 2010 Plan, the Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan, and WHEREAS, Said parcels will be serviced by private sewer and water, and WHEREAS, Outlots 2 and 3 will accommodate stormwater management, and WHEREAS, Outlot 1 is to be dedicated to the City of Muskego for public lake access. THEREFORE BE IT RESOLVED, That the Plan Commission recommends, approval to the Common Council of a 8 lot Final Plat for the Crystal Lake Subdivision, located in the SE ¼ of Section 32, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans are required to be submitted and approved by the Plan Commission prior to release of Building Permits. BE IT FURTHER RESOLVED, That Lots 1 and 8 show no access along Muskego Dam Road. BE IT FURTHER RESOLVED, That Outlot 1 be labeled as “Dedicated to the City of Muskego for public lake access purposes.” BE IT FURTHER RESOLVED, That this approval is subject to Developer’s Agreements and a Letter of Credit being approved by the City’s Finance Committee prior to Council approvals. BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution #196-2002.
