PCR2005010AMENDED RESOLUTION #P.C. 010-2005 RECOMMENDATION OF APPROVAL OF A PRELIMINARY PLAT FOR THE FOREST GLEN SUBDIVISION LOCATED IN THE NE ¼ & NW ¼ OF SECTION 10 (BAY LANE DRIVE / TAX KEY NOS. 2198.999 & 2197.998) WHEREAS, On November 30, 2004 a preliminary plat was submitted by Carity Land Corp. for Forest Glen Subdivision located in the NE ¼ & NW ¼ of Section 10, and WHEREAS, Said plat proposes 27 single-family lots ranging from approximately 20,000 square feet to 30,000 square feet and two (2) outlots, and WHEREAS, This is a re-submittal of a previously approved Preliminary Plat, approved under P.C. 070- 2004, and WHEREAS, Outlot #1 is for wetland protection purposes and Outlot #2 is for both stormwater management and future development purposes, and WHEREAS, The area of the proposed development is zoned RS-2/OPD Suburban Residence District with a Planned Development Overlay District, which require a minimum lot size of 20,000 square feet and minimum width of 110 feet, however an OPD zoning district does allow for increased flexibility within these requirements and said lots meet these zoning requirements, and WHEREAS, Outlot #2 is predominantly intended for future multi-family development and is zoned RSA/OPD Attached Single Family Residence District with a Planned Development Overlay District and RSM/OPD Multiple Family Residence with a Planned Development Overlay District, and WHEREAS, The Plan Commission has found that the plat is consistent with the adopted 2010 Plan, the Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan, and WHEREAS, Said parcels will be serviced by City sewer and water, and WHEREAS, Stormwater management will be accommodated off-site on a City site and in Outlot #2. THEREFORE BE IT RESOLVED, That the Plan Commission recommends, approval to the Common Council of a 27 lot Preliminary Plat for the Forest Glen Subdivision, located in the NE ¼ & NW ¼ of Section 10 and will be receptive to the submittal of a final plat, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a tree inventory needs to be completed for proper site analysis. BE IT FURTHER RESOLVED, That the streets need to be renamed. BE IT FURTHER RESOLVED, That this resolution will replace Resolution P.C. 070-2004 due to a re- plat because of plat boundary changes. BE IT FURTHER RESOLVED, That a digital file of this Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002. THEREFORE BE IT FURTHER RESOLVED, That approval is granted with the understanding that the centerlines with both roads will line up.
