RESOLUTION #P.C. 004-2005
APPROVAL OF A THREE LOT CERTIFIED SURVEY MAP FOR THE KNUDSEN PROPERTY
LOCATED IN THE NW ¼ OF SECTION 8
(TAX KEY NO. 2190.994.009 / HILLENDALE DRIVE).
WHEREAS, On December 21, 2004 a Certified Survey Map was submitted by Richard Knudsen for a
three (3) lot land division of the property located in the NW ¼ of Section 8, (Tax Key No. 2190.994.009
/ Hillendale Drive), and
WHEREAS, Said property is zoned RS-2 Suburban Residence District, C-1 Lowland Conservancy
District, and R-1 Country Home District and the proposed land division would create lots with a
minimum area of approximately 20,000 square feet and an average minimum width of 110 feet, and all
parcels appear to meet said minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for rural density
residential development and this proposal is within this goal, and
WHEREAS, The CSM depicts land dedications for rights-of-way in conformity with the 2010 Street
System Plan, and
WHEREAS, Said parcels will be serviced by public sewer and private water facilities, and
WHEREAS, Lot #3 will be re-subdivided under a separate CSM and resolution.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map
submitted by Richard Knudsen for a three (3) lot land division of the property located in the NW ¼ of
Section 8, (Tax Key No. 2190.994.009 / Hillendale Drive), subject to resolution of technical
discrepancies as identified by the City Planning Department and City Engineers, and payment of all
applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if
applicable.
BE IT FURTHER RESOLVED, That the utility construction plans will be required to go to the Public
Utilities Committee.
BE IT FURTHER RESOLVED, That a Developer’s Agreement will be required to ensure the
installation of the utilities, and said Agreement shall be executed prior to recording the Certified Survey
Map.
BE IT FURTHER RESOLVED, That a letter of concurrence from the DNR for the wetland boundary
delineation must be provided to the City of Muskego prior to city signatures and recording.
BE IT FURTHER RESOLVED, That all technical correction will need to be addressed before the CSM
will be signed and recorded.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in
accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
