APPROVAL OF A THREE (3) LOT CERTIFIED SURVEY MAP FOR THE PAEPKE
PROPERTY LOCATED IN THE NW ¼ OF SECTION 16
(W180 S7997 PIONEER DRIVE / TAX KEY NO. 2222.986)
WHEREAS, On November 29, 2004 a Certified Survey Map was completed by the City
of Muskego for the Paepke property for a three (3) lot land division located in the NW ¼
of Section 16, (W180 S7997 Pioneer Drive / Tax Key No. 2222.986), and
WHEREAS, The proposed land division would create one lot and two outlots and
said property is zoned RS-2 Suburban Residence District, requiring minimum lot sizes of
20,000 square foot and average minimum widths of 110 feet, and parcels meet the
requirements of the zoning district, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for
medium density residential development, and this proposal is consistent with this goal,
and
WHEREAS, Lot #1 will house the existing residence, Outlot #1 will be deeded to the
parcel to the east along Pioneer Drive following the recording of the CSM, and Outlot #2
will be sold to the City of Muskego for future conservation purposes, and
WHEREAS, The Conservation Plan depicts this parcel as having a medium
management within depicted Outlot #2, and this proposal is consistent with this goal,
and
WHEREAS, All Rights of way on Pioneer Drive are dedicated in accordance with the
2010 Street System Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified
Survey Map competed by the City of Muskego for the Paepke property for a three (3) lot
land division located in the NW ¼ of Section 16, (W180 S7997 Pioneer Drive / Tax Key
No. 2222.986), subject to resolution of technical discrepancies as identified by the City
Planning Department and City Engineers, and payment of all applicable fees in Section
18.14(3) of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the
City in accordance with Common Council Ordinance No. 1118 and Resolution #196-
2002.
