PCR2004118RESOLUTION #P.C.118-2004 APPROVAL OF AN AMENDMENT TO THE BUILDING SITE AND OPERATION PLAN FOR GREAT LAKES DARTS DISTRIBUTORS LOCATED IN THE SE ¼ OF SECTION 17 (TAX KEY NO. 2228.999.013 / S84 W19093 ENTERPRISE DRIVE) WHEREAS, On October 26, 2004 plans were submitted by the Great Lakes Dart Distributors for an amendment to the Building, Site and Operation Plan for property located in the SE ¼ of Section 17 (S84 W19093 Enterprise Drive / Tax Key No. 2228.999.013), and WHEREAS, Said property is zoned I-1 Industrial Park District, and said use is a permitted use by right subject to Building Site and Operation Plan approvals, and WHEREAS, Petitioner proposes to create a new 30,000 square-foot addition to the current structure that will house warehousing facilities with room for future office expansions, and WHEREAS, The new addition will mimic the design of the existing structure while also matching the lighting, parking, and landscaping designs for the site, and said proposal meets the bulk requirements of the Zoning Code, and WHEREAS, The site currently consists of an existing 30,496 square-foot building with ample parking and overhead door access, and WHEREAS, Building materials used on the new structure will mimic the materials and colors used on the existing structure consisting of split faced decorative concrete block, smooth faced concrete block, metal panel siding, and WHEREAS, The metal panel wall along the west building elevation is for future expansion purposes and the materials are proposed to be reused from the existing west elevation metal panels, and WHEREAS, Parking is illustrated as 82 existing stalls and 29 new 10’ x 20’ stalls and the amount of parking is more than sufficient for the needed one stall per 2 employees for an industrial use and will be sufficient in the case that some of the new warehousing is converted to office space in the future, and WHEREAS, A photometric plan is provided depicting conformity to City standard of not more than 0.5 foot-candles at the surrounding property lines and no lighting will hinder any surrounding property, and WHEREAS, Lighting consists of 4 new exterior wall pack lights that will be 150 watt max high-pressure sodium at a 20 foot mounting height, and WHEREAS, No specific signage is proposed at this time and Plan Commission and/or staff approval may be needed when signage is requested, and WHEREAS, A landscape plan is depicted within the submittal and some updates are needed as per the City Forester although the overall plan compliments the development, and WHEREAS, Access is provided to the site with one new entrance off of Enterprise Drive and one existing entrance off of Enterprise Drive, and WHEREAS, Stormwater management will not be needed subject to Engineering Department review and the southern portion of the property will accommodate the retention pond. THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended Building, Site and Operation Plan for Great Lakes Dart Distributors located in the SE ¼ of Section 17 (S84 W19093 Enterprise Drive / Tax Key No. 2228.999.013). BE IT FURTHER RESOLVED, That the metal panels on the west building elevation may be reused from the existing metal panels and if done the panels must be painted or maintained to match the condition they are currently in, however if the panels are damaged upon relocation, they must be replaced. BE IT FURTHER RESOLVED, That no mechanicals are shown to adorn the roof and if any are required they must be screened from view and colored to match the principal structure. BE IT FURTHER RESOLVED, That all current outdoor storage must be removed before the issuance of building permits. BE IT FURTHER RESOLVED, That all dumpsters and refuse containers must be removed and/or enclosed by a structure that is constructed from the building materials that are utilized on the principal structure and the removal or containment of the dumpsters must be approved by the Planning Department before the issuance of building permits. BE IT FURTHER RESOLVED, That no outdoor storage is allowed on site unless approvals from Plan Commission are sought. BE IT FURTHER RESOLVED, That the landscape plan shall be enhanced according to the comments from the City Forester and submitted for approvals prior to the release of building permits. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
