PCR2004111 RESOLUTION #P.C. 111-2004 APPROVAL OF A TWO (2) LOT CERTIFIED SURVEY MAP FOR THE JAMES / DOVIC PROPERTY LOCATED IN THE NW ¼ OF SECTION 14 (W151 S8102 MYSTIC DRIVE / TAX KEY NO. 2214.996) WHEREAS, On September 24, 2004 a Certified Survey Map was submitted by Gail James for a two (2) lot land division located in the NW ¼ of Section 14, (W151 S8102 Mystic Dr. / Tax Key No. 2214.996), and WHEREAS, The proposed land division would create two lots with sizes of at least 87,509 square feet and minimum widths of 220 feet, and WHEREAS, Said property is zoned RS-2 – Suburban Residence District, requiring minimum lot sizes of 40,000 square feet and average minimum widths of 220 feet, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium density residential development, and this proposal is consistent with this goal, and WHEREAS, All lots will be serviced with private wells and all lots will be served by private on-site sewer systems, and WHEREAS, Right-of-way is being dedicated for access to Lot #1, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map submitted by Gail James for a two (2) lot land division located in the NW ¼ of Section 14, (W151 S8102 Mystic Dr. / Tax Key No. 2214.996), subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That CSM must show the 30-foot ingress/egress easement that is on the adjoining parcel to the west. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution #196- 2002.
