PCR2004059RESOLUTION #P.C. 059-2004 APPROVAL OF FINAL PLAT FOR BIG MUSKEGO ESTATES II BY TOWNE REALTY, LOCATED IN THE SE ¼ OF SECTION 13 (TAX KEY NO. 2211.998 / SCHAEFER DRIVE) WHEREAS, On April 26, 2004 a final plat was submitted by Towne Realty, Inc. d/b/a Homes By Towne of Big Muskego Estates LLC for the Big Muskego Estates II, located in the SE ¼ of Section 13, and WHEREAS, The plat consists of approximately 38 acres, proposes 34 parcels, and provides approximately 21.6 acres of common open space, and WHEREAS, The Plan Commission approved of a Preliminary Plat and Rezoning for Big Muskego Estates II by Resolution #P.C. 135-2002, and WHEREAS, Said property was rezoned to RSE/COPD Suburban Estate District and Conservation Planned Development Overlay District, by Council Ordinance 1124 on December 10, 2002, and WHEREAS, Conservation subdivisions must include 50% of the land as open space and the final plat contains approximately 56% open space, and WHEREAS, The 2010 Comprehensive Plan depicts this area for residential development at a density not to exceed one dwelling unit per acre, and the plat illustrates a density of 0.89 dwelling units per acre, and WHEREAS, Said parcels will be serviced by City sewer and water, and WHEREAS, Wetlands exist on the property and have been properly depicted on the Final Plat, and WHEREAS, There are Conservation Plan low management priorities on the plat and they are properly preserved in Natural Open Space Areas, and WHEREAS, The plat is required to provide on-site stormwater management as required by Chapter 34, and the construction plans accommodate this, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 38-acre, 34 parcel, final plat of Big Muskego Estates II Subdivision by Towne Realty, Inc. d/b/a Homes By Towne of Big Muskego Estates LLC , being located in the SE ¼ of Section 13. BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans shall be approved by the Plan Commission prior to release of Building Permits. BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this Final Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196- 2002.
