PCR2004042RESOLUTION #P.C. 042-2004 APPROVAL OF A CERTIFIED SURVEY MAP FOR THE RADZIUS PROPERTY LOCATED IN THE NE ¼ OF SECTION 18 (W206 S7989 PASADENA DRIVE / TAX KEY NOS. 2229.038.002) WHEREAS, On March 16, 2004 a Certified Survey Map was submitted by Tim Radzius for a two (2) lot land division located in the NE ¼ of Section 18, (Tax Key No. 2229.038.002/ W206 S7989 Pasadena Drive), and WHEREAS, The proposed land division would create two lots with sizes of 36,000 square feet and 78,000 square feet and minimum widths of over 110 feet, and WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring minimum lot sizes of 20,000 square foot and average minimum widths of 110 feet, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium density residential development, and this proposal is consistent with this goal, and WHEREAS, Said parcels will be serviced by public sanitary sewer and water supply, and WHEREAS, Rights of way have been dedicated in accordance with the 2010 Street System Plan. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map submitted by Tim Radzius for a two lot land division located in the NE ¼ of Section 18 (Tax Key No. 2229.038.002 / W206 S7989 Pasadena Drive), subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
