PCR2004041RESOLUTION #P.C. 041-2004 APPROVAL OF A CERTIFIED SURVEY MAP FOR THE BRAUCH PROPERTY LOCATED IN THE SW ¼ OF SECTION 3 (S69 W16706 MARTIN DRIVE / TAX KEY NO. 2171.997) WHEREAS, On March 15, 2004 a Certified Survey Map was submitted by Steven Brauch for a two (2) lot land division located in the SW ¼ of Section 3, (Tax Key No. 2171.997/ S69 W16706 Martin Drive), and WHEREAS, The proposed land division would create two lots with lot sizes of approximately 30,000 square feet and widths in excess of 175 feet, and WHEREAS, Said property is zoned RS-1 Suburban Residence District requiring a minimum lot size of 30,000 square feet and minimum parcel widths of 120 feet, and all parcels meet these requirements, and WHEREAS, Lot 2 does not meet the zoning requirement of the district being only 29,999 square feet, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for low density residential development, and this proposal is consistent with this goal, and WHEREAS, Said parcels will be serviced by public sanitary sewer and private water supply, and WHEREAS, Rights of way have been dedicated in accordance with the 2010 Street System Plan. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map submitted by Steven Brauch for a two lot land division located in the SW ¼ of Section 3 (Tax Key No. 2171.997 / S69 W16706 Martin Drive), subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That as part of the technical discrepancies Lot 2 must be configured to show at least 30,000 square feet in size. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
