PCR2004038RESOLUTION #P.C. 038-2004 APPROVAL OF A CERTIFIED SURVEY MAP FOR A PROPERTY LOCATED IN THE NE ¼ AND SE ¼ OF SECTION 18 (HILLENDALE DRIVE / TAX KEY NOS. 2229.990.001, 2229.990.002, AND 2232.985) WHEREAS, On March 4, 2004 a Certified Survey Map was submitted by Location 3 Corp. for a three (3) lot land division located in the NE ¼ and SE ¼ of Section 18, (Tax Key Nos. 2229.990.001, 2229.990.002, and 2232.985 / Hillendale Drive), and WHEREAS, The proposed land division would create 3 lots with sizes of 37,907 square feet, 47,419 square feet, and 541,493 square feet and minimum widths of at least 150 feet, and WHEREAS, Said property is zoned RS-1 Suburban Residence District, requiring a minimum lot size of 30,000 square feet and an average minimum width of 120 feet, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium density residential development, and this proposal is consistent with this goal, and WHEREAS, Said parcels will be serviced by public sanitary sewer and water supply, and WHEREAS, Rights of way have been dedicated in accordance with the 2010 Street System Plan. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map submitted by Location 3 Corp. amending the divisions of three parcels located in the NE ¼ and SE ¼ of Section 18 (Tax Key Nos. 2229.990.001, 2229.990.002, and 2232.985 / Hillendale Drive), subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
