PCR2004035AMENDED RESOLUTION #P.C. 035-2004 APPROVAL OF FINAL PLAT FOR THE NORTHFIELD GREEN SUBDIVISION LOCATED IN THE SE ¼ OF SECTION 3 AND NE ¼ OF SECTION 10 (TAX KEY NO. 2197.249.002) WHEREAS, On March 2, 2004 a Final Plat of Northfield Green was submitted by Carity Land Corp. for the property located in the SE ¼ of Section 3 and NE ¼ of Section 10 (Tax Key No. 2197.249.002), and WHEREAS, Said plat proposes 20 lots consisting of 19 two-family lots ranging from 20,000 square feet to 47,317 square feet, and 1 commercial lot that is 217,971 square feet, and WHEREAS, Said property is zoned B-2 Local Service Center District requiring a lot size of 20,000 square feet and a minimum width of 100 feet and RSA Single Family Attached District requiring no minimum lot size or width, and WHEREAS, Said Final Plat substantially conforms to that of the Plan Commission's previously approved Preliminary Plat, under Resolution #P.C. 167-2003, and WHEREAS, The 2010 Comprehensive Plan depicts this area for commercial development consistent with the B-1 and B-2 zoning and medium density residential development consistent with RSA zoning, and this proposal is consistent with this goal, and WHEREAS, The Plan Commission has found that the plat is consistent with the adopted Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan, and WHEREAS, Said parcels will be serviced by City sewer and water, and WHEREAS, An off-site City-owned lot will accommodate stormwater management. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a 20 lot Final Plat for the Northfield Green Subdivision, located in the SE 1/4 of Section 3 and NE 1/4 of Section 10. BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans shall be approved by the Plan Commission prior to release of Building Permits. BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this Final Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002. BE IT FURTHER RESOLVED, To install an eight (8) foot wide asphalt path within an easement on lots 19 and 20 provided by Carity Land Corp.
