PCR2004004RESOLUTION #P.C. 004-2004 APPROVAL OF A CERTIFIED SURVEY MAP FOR THE KUSCH PROPERTY LOCATED IN THE NW ¼ OF SECTION 32 (W203 S10320 NORTH SHORE DRIVE / TAX KEY NO. 2286.995) WHEREAS, On January 13, 2004 a Certified Survey Map was submitted by Stephan and Dawn Kusch for a two (2) lot land division located in the NW ¼ of Section 32, (Tax Key No. 2286.995 / W203 S10320 North Shore Drive, and WHEREAS, On October 7, 2003 a sketch land division was approved by Resolution #PC 131- 2003, and WHEREAS, The proposed land division would create lots with a minimum area of approximately 32,788 square feet and an average minimum width of approximately 160 feet, and WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium density residential development, and this proposal is consistent with this goal, and WHEREAS, Said parcels will be serviced by public sanitary sewer and private water supply, and WHEREAS, Rights of way have been dedicated in accordance with the 2010 Street System Plan. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map being submitted creating two parcels on the Kusch property located in the NW ¼ of Section 32, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
