RESOLUTION #P.C. 173-2003
APPROVAL OF A TWO (2) LOT CERTIFIED SURVEY MAP FOR THE KRAUSSEL PROPERTY
LOCATED IN THE NE ¼ OF SECTION 17
(TAX KEY NO. 2192.976/ JANESVILLE ROAD).
WHEREAS, On December 10, 2003 a Certified Survey Map was submitted by Tina and Kris
Kraussel for a two (2) lot land division of property located in the NE ¼ of Section 17, and
WHEREAS, Said property is zoned B-2/OPD Local Service Center with a Planned Development
Overlay and the proposed land division would create lots with a minimum area of approximately
20,000 square feet and an average minimum width of 100 feet, and all parcels appear to meet
said minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for commercial
development, and this proposal is within this goal, and
WHEREAS, The CSM proposal is consistent with the 2010 Street System Plan, and
WHEREAS, The CSM does not include where the access points for the new parcel will be, and
WHEREAS, Said parcels will be serviced by public sewer and water facilities, and
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map
being submitted creating a two (2) lot land division of the Kraussel property located in the NE ¼ of
Section 17 subject to resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the
Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That ingress and egress access easements shall be shown on Lot
2 and will line up with the same easements that exist on Lot 1.
BE IT FURTHER RESOLVED, That no vehicle access will be permitted along Janesville Road
and limited access will be shown along the west and east parcels lines of Lot 2.
BE IT FURTHER RESOLVED, That determination of substantial change to the existing OPD will
be made and addressed at the time of BSO.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in
accordance with Common Council Ordinance No. 1118.
