PCR2003169 RESOLUTION #P.C. 169-2003 APPROVAL OF A TWO (2) LOT CERTIFIED SURVEY MAP FOR THE SWITALA PROPERTY LOCATED IN THE NE ¼ OF SECTION 15 (TAX KEY NO. 2217.947.001 / W163 S8025 CONICAL LANE AND TAX KEY NO. 2217.947 / W163 S7921 BAY LANE PLACE) WHEREAS, On December 3, 2003 a Certified Survey Map was submitted by Frank Switala for a two (2) lot land division of property located in the NE ¼ of Section 15, and WHEREAS, a sketch was approved by the Plan Commission on November 4, 2003,and WHEREAS, The proposed land division would create lots with a minimum area of 30,190 square feet and an average minimum width of 125 feet, and WHEREAS, Said properties are zoned RS-3 / OED Suburban Residence District with Existing Development Overlay District, requiring a minimum lot size of 11,250 square feet and an average minimum width of 75 feet, and RS-3 / OLS Suburban Residence District with Lakeshore Overlay District requiring a minimum lot size of 10,000 square feet and an average minimum width of 67 feet, and said parcels meet said minimum zoning requirements for lot width, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium density residential development and this proposal is within this goal, and WHEREAS, Said parcels will be serviced by municipal sanitary sewer and private water, and WHEREAS, The westerly parcel boundary abuts the private roadway known as Sobek Lane and the petitioner has dedicated 30 feet for right-of-way in the event Sobek Lane becomes dedicated, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map being submitted creating a two (2) lot land division of the Switala parcels located in the NE ¼ of Section 15 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118.
