PCR2003157RESOLUTION #P.C. 157-2003 APPROVAL OF SKETCH PRELIMINARY PLAT FOR THE GRITZMACHER/WEBER PROPERTY LOCATED IN THE SE ¼ OF SECTION 32 (TAX KEY NO. 2288.993 / MUSKEGO DAM ROAD) WHEREAS, On November 21, 2003 a sketch preliminary plat was submitted by Kalvin Klimeck for the Gritzmacher/Weber property located in the SE ¼ of Section 32, and WHEREAS, The plan consists of approximately 16.8 acres, and proposes eight (8) single-family parcels and one (1) outlot, and WHEREAS, Said properties are zoned RS-2 Suburban Residence District and the proposed land division would create unsewered lots with a minimum area of approximately 40,000 square feet and minimum width of 220 feet, and all parcels appear to meet said minimum zoning requirements and WHEREAS, The 2010 Comprehensive Plan depicts this area for medium density residential development and the proposal is consistent with the Plan, and WHEREAS, Said parcels will be served by private sewer and water facilities, and WHEREAS, Muskego Dam Road Drive is already dedicated to its ultimate width and is consistent with the 2010 Street System Plan, and WHEREAS, The right-of-way serving the east end of the property is depicted to be shared with adjoining properties and is consistent with the ordinance, and WHEREAS, The Plat is required to provide on-site stormwater management as required by Chapter 34, and accommodations are not depicted, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 16.8 acre, sketch preliminary plat for the Gritzmacher/Weber property, located in the SE ¼ of Section 32 and will be receptive to the submittal of a preliminary plat. BE IT FURTHER RESOLVED, The petitioner shall reconfigure parcel 6 to include the wetland in an outlot. BE IT FURTHER RESOLVED, The petitioner shall provide ample space for stormwater management upon submission of the preliminary plat. BE IT FURTHER RESOLVED, The petitioner shall reconfigure Outlot 1 to include a width of 100- feet from the right-of-way to the low watermark of Crystal Lake and this Outlot shall be noted as “Public Access”. BE IT FURTHER RESOLVED, The petitioner shall rename the subdivision and street names due to the fact that the current names are already utilized.
