PCR2003146RESOLUTION #P.C. 146-2003 APPROVAL OF BUILDING SITE AND OPERATION PLAN FOR WANDERLUST COFFEE GALLERY FOR THE REUSE OF AN EXISTING BUILDING LOCATED IN THE SW ¼ OF SECTION 16 (TAX KEY NO. 2223.990 / W182 S8686 RACINE AVENUE). WHEREAS, On October 28, 2003 Plans were submitted by Carol Schlintz d/b/a Wanderlust Coffee Gallery LLC for a Building, Site and Operation Plan for coffee shop and gallery located at W182 S8686 Racine Avenue, and WHEREAS, Said property is currently zoned B-1 Neighborhood Business District, and said use is a permitted use by right subject to Building, Site and Operation Plan approval, and WHEREAS, Three Full Time Equivalent employees are projected, and a total capacity of 24 patrons are depicted, and parking is sufficient for this use, subject to proper striping, and WHEREAS, Hours of operation are generally between 5:30am and 6:30pm and may be subject to change, and WHEREAS, Petitioner proposes signage in the form of awning lettering and such signage is in conformance with the sign ordinance, and WHEREAS, Dumpsters are screened as required. THEREFORE BE IT RESOLVED, That the Plan Commission approves of the Building, Site and Operation Plan submitted on October 28, 2003 for Wanderlust Coffee Gallery, located at W182 S8686 Racine Avenue. BE IT FURTHER RESOLVED, That in lieu of a brick dumpster enclosure that the petitioner construct a cedar enclosure, and a construction detail and site plan shall be provided to the Planning Department prior to the issuance of building permits for exterior alterations. BE IT FURTHER RESOLVED, That a parking lot striping shall be provided to the Planning Department prior to the issuance of building permit for parking area along Lannon Drive, and the parking area shall be striped prior to occupancy. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to landscape areas and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of landscaping and/or asphalting, a bond, letter of credit or cashiers check equal to twice the value of said costs must be submitted to the Planning Department. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
