RECOMMENDATION OF APPROVAL OF A PRELIMINARY PLAT FOR THE BOXHORN
RESERVE SUBDIVISION LOCATED IN THE NW 1/4 OF SECTION 24 (BOXHORN
DRIVE / TAX KEY NO. 2253.999.006)
WHEREAS, On October 1, 2003 a preliminary plat was submitted by Creative Homes for
Boxhorn Reserve located in the NW 1/4 of Section 24, and
WHEREAS, Said plat proposes 19 lots, ranging from 18,000 square feet to 47,115 square feet in
size, and
WHEREAS, Said property is proposed to be zoned RSE / COPD Suburban Estate District with
Conservation Planned Development Overlay District, and said lots appear to meet minimum
zoning requirements, and
WHEREAS, Said Preliminary Plat substantially conforms to that of the Plan Commission's
previously approved sketch preliminary plat, under Resolution #P.C. 057-2002, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for residential development, and this
proposal is consistent with this goal, and
WHEREAS, Said parcels will be serviced by City sewer and private water, and
WHEREAS, Outlot 1 will accommodate on site stormwater management, and
WHEREAS, Outlot 2 is proposed to be acquired by the City of Muskego for open space
preservation, and
WHEREAS, The Plan Commission has found that the plat is consistent with the adopted
Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street
System Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the
Common Council of a 19 lot Preliminary Plat for the Boxhorn Reserve Subdivision, located in
the NW 1/4 of Section 24 and will be receptive to the submittal of a final plat and rezoning
petition, subject to resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land
Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital file of this Preliminary Plat shall be submitted to
the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
