PCR2003131RESOLUTION #P.C. 131-2003 APPROVAL OF A TWO LOT SKETCH LAND DIVISION FOR THE KUSCH PROPERTY LOCATED IN THE NW ¼ OF SECTION 32 (W203 S10320 NORTH SHORE DRIVE / TAX KEY NO. 2286.995) WHEREAS, On September 24, 2003 a sketch land division was submitted by Stephan Kusch for a two (2) lot land division located in the NW ¼ of Section 32, (Tax Key No. 2286.995 / W203 S10320 North Shore Drive, and WHEREAS, The proposed land division would create lots with a minimum area of approximately 32,800 square feet and an average minimum width of approximately 160 feet, and WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium density residential development, and this proposal is consistent with this goal, and WHEREAS, The Public Utilities Committee must determine if the new parcel will be serviced by public sanitary sewer or private on-site system, and WHEREAS, Said parcels will be serviced by private water supply, and WHEREAS, Right of Way dedications have been previously conveyed in accordance with the 2010 Street System Plan, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of a sketch land division submitted creating a two lot land division of the Kusch property located in the NW ¼ of Section 32. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
