APPROVAL OF A THREE LOT SKETCH LAND DIVISION FOR THE LAWLER
PROPERTY LOCATED IN THE SW ¼ OF SECTION 1
(S69 W13830 TESS CORNERS DRIVE / TAX KEY NO. 2163.998.001)
WHEREAS, On September 24, 2003 a sketch land division was submitted by Ron Lawler for a
three(3) lot land division located in the SW ¼ of Section 1, (Tax Key No. 2163.998.001 / S69
W13830 Tess Corners Drive, and
WHEREAS, The proposed land division would create lots with a minimum area of approximately
40,000 square feet and an average minimum width of approximately 190 feet, and
WHEREAS, Said property is zoned RS-2 Suburban Residence District, requiring a minimum lot
size of 20,000 square feet and an average minimum width of 110 feet, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium
density residential development, and this proposal is consistent with this goal, and
WHEREAS, Said parcels will be serviced by public sanitary sewer and private water supply, and
WHEREAS, The 2010 Street System Plan depicts Tess Corners Drive to be a 100 foot ultimate
right-of-way, and proper dedications will be required on the final CSM, and
WHEREAS, The property may have wetland, floodplain and such features, if any, must be
depicted on the final CSM, along with the ordinary high water mark of the existing pond.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a sketch land division
submitted creating a three lot land division of the Lawler property located in the SW ¼ of Section
1.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is
only an indication of the current intent of the Plan Commission; Final submittals are subject to
future review and consideration by the Plan Commission, municipal committees of jurisdiction,
and other agencies, and approval of final plans is not guaranteed by this action of the Plan
Commission.
