APPROVAL OF SKETCH PRELIMINARY PLAT FOR THE LASCHEN PROPERTY
LOCATED IN THE SE ¼ OF SECTION 5
(TAX KEY NOs. 2180.979 and 2180.979.002 / HILLENDALE DRIVE AND LEMBEZEDER DRIVE)
WHEREAS, On September 17, 2003 a sketch preliminary plat was submitted by William
Henrichs for the Laschen property located in the SE ¼ of Section 5, and
WHEREAS, The plan consists of approximately 26.4 acres, and proposes 36 single-
family parcels, and
WHEREAS, Said properties are zoned RS-2 Suburban Residence District, and RS-3 /
OED Suburban Residence District, and RS-3 / OPD rezoning is required for the
proposal, and
WHEREAS, The 2010 Comprehensive Plan depicts this area for medium density
residential development and the proposal is consistent with the Plan, and
WHEREAS, Said parcels will be serviced by City sanitary sewer,
WHEREAS, The Public Utilities Committee will be required to determine whether to
serve the parcel with municipal water or permit a community well and water trust, and
WHEREAS, Hillendale Drive is depicted to be dedicated to its ultimate width of 80-feet
from centerline, and is consistent with the 2010 Street System Plan, and
WHEREAS, The right-of-way serving the east end of the property is depicted to be
shared with adjoining properties and is consistent with the expressed wishes of the
adjoining owner, and
WHEREAS, The Plat is required to provide on-site stormwater management as required
by Chapter 34, and accommodations are depicted, and
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 26.4 acre,
sketch preliminary plat for the Laschen property, located in the SE ¼ of Section 5 and
will be receptive to the submittal of a preliminary plat.
BE IT FURTHER RESOLVED, That this approval is subject to the grant of RS-3 / OPD
Planned Development District Zoning, and the Plan Commission is receptive to the
petition for same.
BE IT FURTHER RESOLVED, The petitioner shall reconfigure parcels 10, 11, 14, 17,
18, and 19 to better accommodate building envelopes.
