PCR2003093RESOLUTION #P.C. 093-2003 RECOMMENDATION OF APPROVAL OF A PRELIMINARY PLAT FOR THE CANDLEWOOD CREEK ADDITION NO. 1 SUBDIVISION LOCATED IN THE NW 1/4 OF SECTION 11 (TAX KEY NOS. 2202.100 AND 2202.101) WHEREAS, On July 11, 2003 a preliminary plat was submitted by Candlewood Creek LLC. for Candlewood Creek Addition No. 1 located in the NW 1/4 of Section 11, and WHEREAS, Said plat proposes 27 lots, ranging from 15,005 square feet to 29,060 square feet in size, and WHEREAS, Said property is zoned RS-3 Suburban Residence District, said lots appear to meet said minimum zoning requirements, and WHEREAS, Said Preliminary Plat substantially conforms to that of the Plan Commission's previously approved sketch land division, under Resolution #P.C. 021-2001, and WHEREAS, The 2010 Comprehensive Plan depicts this area for residential development, and this proposal is consistent with this goal, and WHEREAS, The Plan Commission has found that, subject to the City’s acquisition of outlot areas for open space purposes, the plat is consistent with the adopted Conservation Plan, the adopted 2003-2007 Park and Open Space Plan, and the 2010 Street System Plan, and WHEREAS, Said parcels will be serviced by City sewer and water, and sanitary sewer is required to be extended from the Quietwood East subdivision, which is yet-to-be platted and improved, and WHEREAS, On site and off-site outlots will accommodate on site stormwater management. THEREFORE BE IT RESOLVED, That the Plan Commission recommends approval to the Common Council of a 27 lot Preliminary Plat for the Candlewood Creek Addition No. 1 Subdivision, located in the NW 1/4 of Section 11 and will be receptive to the submittal of a final plat, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That final platting and improvements to Candlewood Creek Addition No. 1 are subject to the prior approval of the final plat and construction of infrastructure improvements required for receipt of municipal services. BE IT FURTHER RESOLVED, That a digital file of this Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
