APPROVAL OF A TWO LOT CERTIFIED SURVEY MAP FOR THE BOLFERT PROPERTY
LOCATED IN THE SW ¼ OF SECTION 3
(TAX KEY NO. 2171.984 / MARTIN DRIVE & GREENRIDGE TRAIL).
WHEREAS, On June 30, 2003 a Certified Survey Map was submitted by Thomas Bolfert for a two
(2) lot land division of property located in the SW ¼ of Section 3, and
WHEREAS, Petitioner received sketch land division approval on February 18, 2003 by Resolution
#PC 013-2003, and said approval permits petitioner to avoid street dedication requirements
provided that Parcel 2 is combined with an adjacent lot for taxing purposes and is not buildable
prior to such dedications.
WHEREAS, Said property is zoned RS-1 Suburban Residence District and the proposed land
division would create lots with a minimum area of approximately 99,800 square feet and an
average minimum width of 170 feet, and all parcels appear to meet said minimum zoning
requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium
density residential development and this proposal is within this goal, and
WHEREAS, The CSM depicts land dedications for Martin Drive rights-of-way in conformity with
the 2010 Street System Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map
being submitted creating a two (2) lot land division of the Thomas Bolfert parcel located in the SW
¼ of Section 3 subject to resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the
Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That prior to December 31, 2003 Parcel 2 shall be combined with
Parcel 1 of CSM 6935 (located adjacent and to the east), or said Parcel 2 shall be recombined
with Parcel 1 of this CSM for taxing purposes.
BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in
accordance with Common Council Ordinance No. 1118.
