PCR2003087RESOLUTION #P.C. 087-2003 APPROVAL OF AN AMENDED BUILDING, SITE AND OPERATION PLAN FOR PRECISION SCREW THREAD LOCATED IN THE NE ¼ OF SECTION 17 (TAX KEY NO. 2225.999.006 / S82 W9275 APOLLO DRIVE) WHEREAS, On June 20, 2003 plans were submitted by Torke, Wirth, Pujara Ltd. On behalf of Precision Screw Thread to amend the existing Building, Site and Operation Plan for the property located at S82 W9275 Apollo Drive and WHEREAS, The existing property contains a 39,645 square foot manufacturing facility, and WHEREAS, The property is zoned I-1 Industrial Park District and the existing use is in conformance to all the requirements of said zoning district, and WHEREAS, The 2010 Comprehensive Plan depicts the property to be used for industrial purposes, and this proposal is within this goal, and WHEREAS, The proposed amendment includes the addition of 8,844 square feet of floor area, 11 parking stalls, and related landscaping in conformance with said zoning district, and said addition is in conformance with the Zoning Code, and WHEREAS, The proposed addition is to be constructed of pre-cast concrete panels, and include a flat roof over manufacturing areas and a standing seam metal roof element over office areas, with EFIS elements incorporated into the entrance gable, and said architecture conforms with the General Design Guide, and WHEREAS, Said parcels will be serviced by Municipal Sewer and Water, and WHEREAS, No changes are proposed to signage, exterior lighting, or refuse collection and disposal, and WHEREAS, The landscape plans have been reviewed by the City Forester and are recommended for approval subject to inclusion of standard planting details. THEREFORE BE IT RESOLVED, That the Plan Commission approves of an amended Building, Site and Operation Plan for Precision Screw Thread at the property located at S82 W9275 Apollo Drive as submitted June 20, 2003 by Torke, Wirth, Pujara Ltd. BE IT FURTHER RESOLVED, The landscape plans shall include the City’s standard planting details prior to release of Building Permits. BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building Department and that all aspect of this plan as they relate to landscape areas building facades and drainage shall be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of landscaping and/or asphalting, a bond, letter of credit or cashiers check equal to twice the value of said costs must be submitted to the Planning Department. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
