PCR2003065RESOLUTION #P.C. 065-2003 RECOMMENDATION OF APPROVAL TO REZONE THE BASSE AND LINDEMANN PROPERTIES TO INCLUDE THE OPD PLANNED DEVELOPMENT OVERLAY DISTRICT LOCATED IN THE SE ¼ OF SECTION 3 AND NE ¼ OF SECTION 10 WHEREAS, On May 16, 2003 a petition for rezoning was submitted by GP Development to rezone the Basse and Lindemann properties to include the OPD Planned Development District, and WHEREAS, A Public Hearing for the rezoning has been scheduled before the Common Council on June 24, 2003, and WHEREAS, The property currently includes RS-2 Suburban Residence District Zoning, RSA Attached Single Family Residence Zoning, and RSM Multiple Family Residence Zoning, and the densities proposed are consistent with the existing underlying zoning districts, and WHEREAS, The Plan Commission has previously approved a sketch for development of the Basse property by Resolution #PC 009-2003, and the addition of OPD zoning is consistent with the sketch approval, and WHEREAS, The Plan Commission has previously approved a sketch for development of the Lindemann property by Resolution #PC 046-2003, and the addition of OPD zoning is consistent with the sketch approval, and WHEREAS, The 2010 Comprehensive Plan depicts the property for mixed density residential development consistent with existing underlying zoning, and the addition of OPD Planned Development District zoning permits design flexibility to preserve much of the woodlands present on the parcels, and WHEREAS, The adopted Conservation Plan depicts high priority acquisition areas, and the inclusion of OPD zoning permits design flexibility to preserve said areas. THEREFORE BE IT RESOLVED, That the Plan Commission does hereby recommend approval to the Common Council for the rezoning of the Basse and Lindemann properties to include OPD Planned Development District zoning.
