PCR2003061a RESOLUTION #P.C. 061a-2003 APPROVAL OF A THREE LOT CERTIFIED SURVEY MAP FOR THE SONNENTAG PROPERTY LOCATED IN THE SE ¼ OF SECTION 34 (TAX KEY NO. 2296.998.002/ UNION CHURCH ROAD) WHEREAS, On May 2, 2003 a Certified Survey Map was submitted by George Sonnentag for a three (3) lot Certified Survey Map of the Sonnentag property located in the SE ¼ of Section 34, and WHEREAS, Said survey was revised and resubmitted on June 9, 2003, and WHEREAS, The proposed survey would create parcels with a minimum area of approximately 7 acres, and would include an outlot to be combined with Parcel 1 for assessment and taxation purposes, and WHEREAS, Said property is zoned A – Agriculture District, and the parcels appears to meet said minimum zoning requirements, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for agriculture and open space uses, and this proposal is within this goal, and WHEREAS, Parcels 2 and 3 will access Union Church Road by an un-named right-of-way reservation dedication, and said configuration meets City standards for accessing three or fewer home sites, and Parcel 1 will have direct access to Union Church Road, and WHEREAS, Said parcels will be serviced by private sewer and water facilities. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map being submitted by George Sonnentag for property located in the SE ¼ of Section 34, as submitted June 9, 2003 subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
