PCR2003059 RESOLUTION #P.C. 059-2003 APPROVAL OF A TWO LOT CERTIFIED SURVEY MAP FOR THE MRED PLANNED DEVELOPMENT DISTRICT LOCATED IN THE SW ¼ OF SECTION 2 AND NW ¼ OF SECTION 11 (TAX KEY NO. 2167.995.017 / MOORLAND ROAD) WHEREAS, On May 9, 2003 a Certified Survey Map was submitted by Redmond Development, Inc. for a two lot Certified Survey Map of the MRED Planned Development District property located in the SW ¼ of Section 2 and NW ¼ of Section 11, and WHEREAS, The proposed land division would create a parcel with a minimum area of approximately 139,242 square feet (3.2 acres), and WHEREAS, Said property is zoned RSA / OPD Attached Single Family Residence with Planned Development Overlay District, and parcel appears to meet said minimum zoning requirements, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for attached single family residences and this proposal is within this goal, and WHEREAS, The 2010 Street System Plan depicts Moorland Road to be an 80 foot ultimate right-of-way, and the proposal is consistent with the Plan, and WHEREAS, Said parcels will be serviced by public sewer and water facilities. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey Map being submitted creating two parcels on MRED Planned Development District. property located in the SW ¼ of Section 2 and NW ¼ of Section 11, subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196-2002.
