PCR2003033RESOLUTION #P.C. 033-2003 APPROVAL OF FINAL PLAT FOR QUIETWOOD EAST BY QUIETWOOD EAST LLC, LOCATED IN THE SW ¼ OF SECTION 11 (TAX KEY NO. 2202.998) WHEREAS, On March 6, 2003 a Final Plat of Quietwood East Subdivision was submitted by Quietwood East LLC for the Ludwig property located in the SW ¼ of Section 11, and WHEREAS, On April 16, 2003 a revised Final Plat was received which addressed all planning and engineering technical concerns, and WHEREAS, The plat consists of approximately 50.3 acres, proposes 35 parcels, and provides approximately 16.9 acres of common open space, and WHEREAS, Said property is zoned to RS-2 Suburban Residence District and, RS-3 Suburban Residence District, and the parcels conform to the requirements for said districts, and WHEREAS, The 2010 Comprehensive Plan depicts this area for medium density residential development, and the parcels conform to said requirements, and WHEREAS, Said parcels will be serviced by City sewer and water, and WHEREAS, The 2010 Street System Plan depicts Woods Road to have a 100 foot wide ultimate width, and the proposal is consistent with the Plan, and WHEREAS, Wetlands, floodplain, and shoreland wetlands exist on the property and have been properly depicted on the Final Plat, and WHEREAS, The Conservation Plan depicts the wetlands, floodplain, and shoreland wetlands as a high acquisition priority, and Outlot 3 and Outlot 7 are dedicated to the City for said purposes, and WHEREAS, The plat is required to provide on-site stormwater management as required by Chapter 34, and said plans have been reviewed and approved by the Public Works Committee, and WHEREAS, Outlot 8 is reserved for future development consistent with RS-3 zoning requirements, and the approved Preliminary Plat. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 50 acre, 35 parcel, Final Plat of Quietwood East Subdivision for Quietwood East LLC , being located in the SW ¼ of Section 11. BE IT FURTHER RESOLVED, That Street Tree and Landscape Plans shall be approved by the Plan Commission prior to release of Building Permits. BE IT FURTHER RESOLVED, That this approval is subject to resolution of technical discrepancies as identified by the City Planning Department and City Engineers, and payment of all applicable fees in Section 18.14 of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this Final Plat shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196- 2002.
