PCR2002174 RESOLUTION #P.C. 174-2002 RECOMMENDATION OF APPROVAL TO REZONE PROPERTIES AT THE SOUTHWEST CORNER OF RACINE AVENUE AND JANESVILLE ROAD FROM RS-2 SUBURBAN RESIDENCE AND OOS OFFICE AND SPECIAL SERVICE OVERLAY TO B-2 LOCAL SERVICE CENTER DISTRICT LOCATED IN THE NW ¼ OF SECTION 16 AND NE ¼ SECTION 17 (TAX KEY NO. 2222.984.002 / W187 S7959 RACINE AVENUE) (TAX KEY NO. 2225.987 / S79 W18905 JANESVILLE ROAD) (TAX KEY NO. 2225.988 / S79 W18881 JANESVILLE ROAD) (TAX KEY NO. 2225.989 / S79 W18841 JANESVILLE ROAD) (TAX KEY NO. 2225.990 / S79 W18863 JANESVILLE ROAD) WHEREAS, A petition was submitted by Redmond Construction to rezone the properties generally located at the southwest corner of Racine Avenue and Janesville Road, from RS-2 / OOS Suburban Residence District with Office and Special Service Overlay District, to B-2 Local Service Center District, and WHEREAS, The total area to be rezoned would include approximately 5.71 acres to allow for commercial development, and WHEREAS, A Public Hearing for the rezoning has been scheduled before the Common Council on January 14, 2003, and WHEREAS, Properties to the north are zoned B-2 / RS-3 / OPD Local Service Center, Suburban Residence, and Planned Development Overlay District associated with the Muskego Centre, and RS-2 / OOS Suburban Residence with Office and Special Service Overlay District, and WHEREAS, Properties to the east are zoned B-2 Local Service Center District, B-4 Highway Business District, and RSM Multiple Family Residence, and WHEREAS, Properties to the west are zoned RS-2 / OOS Suburban Residence with Office and Special Service Overlay District, and WHEREAS, Properties to the south are zoned I-1 Industrial Park District, and WHEREAS, The 2010 Comprehensive Plan depicts the subject are to be developed for commercial uses consistent with B-2 zoning, and Page 2 THEREFORE BE IT RESOLVED, That the Plan Commission does hereby recommend approval to the Common Council for the rezoning to the B-2 Local Service Center District the properties identified as: Tax Key No. 2222.984.002 / W187 S7959 Racine Avenue Tax Key No. 2225.987 / S79 W18905 Janesville Road Tax Key No. 2225.988 / S79 W18881 Janesville Road Tax Key No. 2225.989 / S79 W18841 Janesville Road Tax Key No. 2225.990 / S79 W18863 Janesville Road Plan Commission City of Muskego Adopted: January 7, 2003 Defeated: Deferred: Introduced: January 7, 2003 ATTEST: Sandi Asti, Recording Secretary
