PCR2002170RESOLUTION #P.C. 170-2002 APPROVAL OF A n/vO (2) LOT LAND DIVISION FOR THE WACHOWIAK PROPERTY LOCATED IN THE SW % OF SECTION 21 (TAX KEY NO. 2243.980 / PARKER DRIVE) WHEREAS, On November 25, 2002 a Certified Survey Map was submitted by Larry Wachowiak for a two (2) lot land division of the property located at W182 59125 Parker Drive in the SW % of Section 21, and WHEREAS, The proposed land division would create lots with a minimum area of approximately 89,000 square feet and an average minimum width exceeding 225 feet, and WHEREAS, Said property is unsewered and is zoned R-I Suburban Residence District, requiring a minimum lot size of 80,000 square feet and an average minimum width of 200 feet, and parcels appear to meet said minimum zoning requirements, and WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for low density residential development and this proposal is within this goal, and WHEREAS, Said parcels are serviced by private sanitary facilities and private water facilities, and WHEREAS, Wetlands are located on the property and have been field delineated. BE IT FURTHER RESOLVED. that the Plan Commission approves a Certified Survey Map submitted for a two (2) lot land division of the Wachowiak property located in the SW % of Section 21 subject to resolution of technical discrepancies as identified by the City Planning Department and City Building and Engineering Department, and payment of all applicable fees in Section 18.14(3) of the Land Division Ordinance and outstanding assessments if applicable. BE IT FURTHER RESOLVED, That a digital file of this CSM shall be submitted to the City in accordance with Common Council Ordinance No. 1118 and Resolution 196- 2002.
