PCR2002167e RESOLUTION #P.C.167-2002 APPROVAL OF A TWO LOT SKETCH LAND DIVISION FOR THE ROZESKI PROPERTY LOCATED IN THE NE % OF SECTION 21 (RACINE AVENUE I TAX KEY 2242.989) WHEREAS, On November 21, 2002 a sketch land division was submitted by Martin Rozeski for a two (2) lot land division of property located in the NE % of Section 21, and WHEREAS, The proposed land division would create lots with a minimum area of 80,000 square feet and an average minimum width of 200 feet, and WHEREAS, Said property is zoned R-1 Country Home District requiring a minimum lot size of 80,000 square feet and an average minimum width of 200 feet, and parcels appear to meet said minimum zoning requirements, and WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for low density residential development and this proposal is within this goal, and WHEREAS, Said parcels will be serviced by private sanitary and water facilities, and e WHEREAS, The adopted Conservation Plan does not depict acquisition or management goals within the property, and WHEREAS, The adopted 2001-2005 Park and Open Space Plan does not depict acquisition or development within the property, and WHEREAS, Racine Avenue has been previously dedicated to its ultimate width pursuant to the 2010 Street System Plan , and WHEREAS, Parker Drive is depicted on the 2010 Street System Plan as a 66 foot wide ultimate right-of-way, and proper dedications will be required on the Certified Survey Map, and WHEREAS, Access and vision corner restrictions are required to be depicted on the Certified Survey Map. THEREFORE BE IT RESOLVED, That the Plan Commission approves of a sketch land division submitted creating a two (2) lot land division of the Rozeski property located in the NE % of Section 21X. e 0 BE IT FURTHER RESOLVED, Parker Drive shall be dedicated to a width of 33 feet measured from centerline, and all required access and vision corner restrictions shall be depicted on the Certified Survey Map. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
