APPROVAL OF A SKETCH PRELIMINARY PLAT AND CONCEPTUAL
LOCATED IN THE NW1/4 OF SECTION 25
(TAX KEY Nos. 2258.993, 2258.993.001, AND 2258.993.002)
REZONING TO RS-2 I OPD FOR THE STONEBRIDGE SUBDIVISION,
WHEREAS, A sketch for a preliminary plat was submitted by Harmony Homes
for Stonebridge Subdivision on the Kramer property located in the NW 114 of
Section 25 (Champions Drive) on October 17,2002, and
WHEREAS, Said plat consists of approximately 48.4 acres, and proposes 41
residential lots, ranging from 18,000 square feet to 46,800 square feet in size,
and
WHEREAS, Said property is proposed to be zoned RS-2 Suburban Residence
District with Planned Development Overlay District, requiring a minimum lot size
of 18,000 square feet and an average minimum width of 99 feet, and said lots
appear to meet said minimum zoning requirements, and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside
for medium density residential development and the proposed development is
consistent with this goal, and
WHEREAS, Said parcels will be serviced by public sanitary sewer and a private
water trust established by the Subdivider, and

WHEREAS, The adopted Conservation Plan depicts wetlands on the property to
be a low priority management objective, and all such areas are proposed to be
preserved within privately owned outlots, and
WHEREAS, Wetlands on the property have been field delineated and are
required to be depicted in detail on the preliminary and final plats, and
WHEREAS, The adopted 2001-2005 Park and Open Space Plan does not depict
park land acquisition or development on the property, and
WHEREAS, The 2010 Street System Plan does not depict any street corridor
reservations through the property.

THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 48.4
acre, 41 lot, sketch preliminary plat for the Stonebridge Subdivision by Harmony
Homes, located in the Kramer property in the NW1/4 of Section 25 and will be
receptive to the submittal of a preliminary plat.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and
final action is only an indication of the current intent of the Plan Commission;
Final submittals are subject to future review and consideration by the Plan
Commission, municipal committees of jurisdiction, and other agencies, and
approval of final plans is not guaranteed by this action of the Plan Commission.
