PCR2002143RESOLUTION #P.C. 143-2002 APPROVAL OF A BUILDING SITE AND OPERATION PLAN AMENDMENT FOR THE R.A.S. APPLIANCE PROPERTY LOCATED AT S82 W18848 GEMINI DRIVE (TAX KEY NO. 2225.020.002 / NE % OF SECTION 17) WHEREAS, On October 4, 2002 plans were submitted by R.A.S. Appliance for approval for a Building Site and Operation Plan amendment in the NE % of Section 17 (Tax Key No. 2225.020.002), and WHEREAS, Said property is zoned 1-1. Industrial Park District, and the use is permitted by right, and WHEREAS, The site will utilize the existing access drives on Gemini Drive and Mercury Drive, and WHEREAS, The proposal includes new recessed loading docks, new asphalt and grass areas, and concrete replacement, and WHEREAS, The at-grade overhead doors on Mercury Drive will be reconstructed into recessed docks, and WHEREAS, Landscaping plans have not been submitted as required, and WHEREAS, A new asphalt parking area is illustrated to the south of the building to accommodate an additional thirty (30) vehicles, and WHEREAS, The City Engineer has indicated that stormwater management facilities are not required under Chapter 34 of the Municipal Code, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Building Site and Operation Plan amendment for the R.A.S. Appliance property located at 582 W18848 Gemini Drive. BE IT FURTHER RESOLVED, That articulated trucks shall be prohibited from utilizing the new full-length articulated trucks. docks along Mercury Drive, and the loading docks on Gemini Drive will continue to accommodate BE IT FURTHER RESOLVED, That foundation plantings. general plantings in the southwest part of the site, and plantings along the northwest and southeast lot lines be illustrated on a landscape plan, and said plan is required to be approved by the City Forester prior to the release of building permits. BE IT FURTHER RESOLVED, That outdoor storage of material is prohibited unless effectively screened from public view by a fence or landscaping. Department and that all aspect of this plan as they relate to landscape areas and drainage shall BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building be maintained in perpetuity unless otherwise authorized by the Plan Commission. BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of landscaping andlor asphalting, a bond, letter of credit or cashiers check equal to twice the value of said costs must be submitted to the Planning Department. BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or both.
