PCR2002142APPROVAL OF A TWO (2) LOT SKETCH LAND DIVISION FOR THE WACHOWIAK PROPERTY LOCATED IN THE SW %OF SECTION 21 (TAX KEY NO. 2243.980 I PARKER DRIVE) RESOLUTION #P.C. 142-2002 WHEREAS, On September 25, 2002 a sketch was submitted by Larry Wachowiak for a two (2) lot land division of the property located at W182 S9125 Parker Drive in the SW % of Section 21, and WHEREAS, The proposed land division would create lots with a minimum area of approximately 89,000 square feet and an average minimum width exceeding 225 feet, and WHEREAS, Said properly is unsewered and is zoned R-I Suburban Residence District, requiring a minimum lot size of 80,000 square feet and an average minimum width of 200 feet, and parcels appear to meet said minimum zoning requirements, and WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for low density residential development and this proposal is within this goal, and WHEREAS, Said parcels are serviced by private sanitary facilities and private water facilities, and WHEREAS, Wetlands are located on the property, and WHEREAS, Parker Drive abutting the parcel has not been dedicated in excess of its ultimate width as depicted on the 2010 Street System Plan, and vacation proceedings have been initiated by the Engineering Department and Public Works Committee. THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch land division creating a two (2) lot land division of the Wachowiak property in the SW % of Section 21 BE IT FURTHER RESOLVED, That this approval is subject to delineation of all wetlands. BE IT FURTHER RESOLVED, That this approval is granted in concept only and final action is only an indication of the current intent of the Plan Commission; Final submittals are subject to future review and consideration by the Plan Commission, municipal committees of jurisdiction, and other agencies, and approval of final plans is not guaranteed by this action of the Plan Commission.
