FOR THE TESS CORNERS VOLUNTEER FIRE DEPARTMENT STATION #2
APPROVAL OF BUILDING SITE AND OPERATION PLAN
AT THE PROPERTY LOCATED AT SI00 W13444 LOOMIS DRIVE (TAX KEY NO. 2259.979)
WHEREAS, Plans were submitted by the Tess Corners Volunteer Fire Department for a
Building, Site and Operation Plan for a new fire station at the property located at SI00 W13444
Loomis Drive on September 20,2002, and
WHEREAS, Said property is currently zoned RSE/OIP Suburban Estate District with the
Institution and Public Service Overlay, and said use is a permitted use by right, and
WHEREAS, The proposed structure meets all bulk requirements of the zoning code, and
WHEREAS, The City of Muskego General Design Guide requires four sided architecture, and
the proposed structure conforms to the Guide, and
WHEREAS, The structure is proposed to be constructed with utility brick with soldier coursing,
EFlC accents, decorative cornice elements, and standing seam metal roof panels, and said
materials conform to the Design Guide, and
WHEREAS, Mechanicals will be located inside the structure or will be screened from view, and
WHEREAS, Exterior lighting is proposed and cut-off fixtures are illustrated, and the fixture detail
IS located on the plans, and the overall height will not exceed 15-feet above grade, and a
concrete base is illustrated to be 6 above grade, and
WHEREAS, Photometric plans have been submitted at this time, and said plans conform to
Code requirements, and
WHEREAS, The trash enclosure is illustrated to be constructed of split face concrete block with
pressure treated wood gates, and said plans conform to Code requirements, and
WHEREAS, The wetlands present on the property have been previously delineated, and
WHEREAS, Grading and on-site stormwater management plans are required by Municipal
Code, and have been previously reviewed and approved, and
WHEREAS, Parking to accommodate 34 vehicles is illustrated on the site plan, and this appears
to be sufficient for the use of the building, and
WHEREAS, Landscaping is proposed in the form of deciduous and evergreen trees and shrubs,
and said plans conform to Code requirements, and
WHEREAS, Signage detail is provided, and said plans conform to Code requirements, and
WHEREAS, The proposed facility will be served by private well and public sanitary sewer
systems.
THEREFORE BE IT RESOLVED, The Plan Commission approves of the Building, Site and
Operation Plan submitted September 20, 2002, by the Tess Corners Volunteer Fire Company
for an fire station structure at the property located at SlOO W13444 Loomis Drive.
BE IT FURTHER RESOLVED, That a copy of said plans be kept on file in the Building
Department and that all aspect of this plan as they relate to landscape areas and drainage shall
be maintained in perpetuity unless otherwise authorized by the Plan Commission.
BE IT FURTHER RESOLVED, That if occupancy is requested prior to the completion of
landscaping and/or asphalting, a bond or cashiers check equal to twice the value of said costs
must be submitted to the Planning Department.
BE IT FURTHER RESOLVED, That failure to comply with the approval contained in this
resolution shall result in the imposition of fines of $100 per day, the initiation of legal action, or
both.
