APPROVAL OF A BUILDING SITE AND OPERATION PLAN AMENDMENT FOR THE AWARD
MANUFACTURING PROPERTY LOCATED AT S81 W18561 GEMINI DRIVE
(TAX KEY NO. 2222.984.005 / NW % OF SECTION 16)
WHEREAS, On August 23, 2002 plans were submitted by Award Manufacturing for approval for a

Building Site and Operation Plan amendment in the NW % of Section 16 (Tax Key No.
WHEREAS, The proposed warehouse addition would include approximately 9,600 SF of area,
and
WHEREAS, Said property is zoned 1-1, Industrial Park District, and the warehouse use is
permitted by right, and
WHEREAS, The site will utilize the existing access drive on Gemini Court and a new access to
Gemini Drive, and
WHEREAS, The structures proposed have a 50-foot setback from the nearest property line, and
the proposed addition is in conformance with the bulk requirements Zoning Code, and
WHEREAS, The structure is proposed to be constructed with an "Egyptian White" architectural
block wainscoting and "Classic Green" metal wall panels, and the existing wall panels will be
painted "Classic Green", and
WHEREAS, Two (2) loading docks will be installed in the north elevation of the addition facing
Gemini Drive. and
WHEREAS, Landscaping plans have been submitted, and said plans have been initially reviewed
by the City Forester, and
WHEREAS, A new asphalt parking area is illustrated to the south of the building to accommodate
an additional thirty (30) vehicles, and
WHEREAS, The stormwater management has been submitted, and said plan is currently under
review by the City's consulting engineer, and
WHEREAS, The site plan illustrates a chain-link dumpster enclosure adjacent to the west edge of
the addition, and the guidelines for the industrial park specify that chain-link fencing is prohibited,
and
WHEREAS, No additional exterior lighting has been proposed, and
WHEREAS, Said parcel will be serviced by public sewer and water
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Building Site and
Operation Plan amendment for the Award Manufacturing property located at S81 W18561 Gemini
Drive (Tax Key No. 2222.984.005).
BE IT FURTHER RESOLVED, That landscape plantings be installed at the southeast corner of
the parking lot lo mitigate sight lines from Gemini Court, and the landscape plan is required to be
approved by the City Forester prior to the release of building permits. a
