PROPERTY LOCATED IN THE SW % OF SECTION 5

RESOLUTION #P.C. 117-2002
WHEREAS, On August 21, 2002 a sketch was submitted by Mary Lytle for a two (2) lot
land division of the property located at S67 W19779 Tans Drive in the SW % of Section
5, and
WHEREAS, The proposed land division would create lots with a minimum area of
60,000 square feet and an average minimum width exceeding 220 feet, and
WHEREAS, Said property is unsewered and is zoned RS-1 Suburban Residence
District, requiring a minimum lot size of 60,000 square feet and an average minimum
width of 220 feet, and parcels appear to meet said minimum zoning requirements, and
WHEREAS, The adopted Comprehensive Plan depicts this area as being set aside for
medium density residential development and this proposal is within this goal, and
WHEREAS, Said parcels are serviced by private sanitary facilities and private water
facilities, and
WHEREAS, Tans Drive abutting the parcel has not been dedicated to its ultimate width
as depicted on the 2010 Street System Plan.
THEREFORE BE IT RESOLVED, That the Plan Commission approve of a sketch land
division creating a two (2) lot land division of the Lytle property in the SW % of Section 5.
BE IT FURTHER RESOLVED, That this approval is subject to dedication of Tans Drive
to a width of 40 feet from centerline.

BE IT FURTHER RESOLVED, That this approval is subject to final confirmation that
each parcel will have a minimum of 60,000 square feet of land area following the
dedication of Tans Drive right-of-way.
BE IT FURTHER RESOLVED, That this approval is granted in concept only and final
action is only an indication of the current intent of the Plan Commission; Final submittals
are subject to future review and consideration by the Plan Commission, municipal
committees of jurisdiction, and other agencies, and approval of final plans is not
guaranteed by this action of the Plan Commission.
