APPROVAL OF A YIELD PLAN AND SKETCH PRELIMINARY PLAT FOR BIG
MUSKEG0 ESTATES ADDITON NO. 1 ON THE MAY PROPERTY BY TOWNE
REALTY, LOCATED IN THE SE % OF SECTION 13
(TAX KEY NO. 221 1.998 I SCHAEFER DRIVE)
WHEREAS, On July 16, 2002 a sketch for a yield plan and preliminary plat was
submitted by Towne Realty for the May property located in the SE % of Section
13. and
WHEREAS, The yield plan consists of approximately 39 acres, proposes 30
parcels, and provides approximately 4.4 acres of common open space, and
WHEREAS, The sketch preliminary plat consists of approximately 39 acres, and
proposes 34 parcels, and provides 22.4 acres of common open space, and
WHEREAS, Said property is zoned RSE Suburban Estate District and a rezoning
to RSE / COPD would be required in order to implement the sketch preliminary
plat, and
a WHEREAS, The 2010 Comprehensive Plan depicts this area for residential
development at a density not to exceed one dwelling unit per acre, and the yield
plan illustrates a density of 0.96 dwelling units per acre, and
WHEREAS, Said parcels will be serviced by City sewer, and
WHEREAS, Said parcels may be served by private water systems or may be
served by municipal water if demonstrated to be economical, and
WHEREAS, The Conservation Plan depicts the woodland on the property as a
low management priority, and
WHEREAS, The plat is required to provide on-site stormwater management as
required by Chapter 34, and the sketch preliminary plat accommodates this.
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 39
acre, 30 parcel yield plan and 34 parcel sketch preliminary plat for the May
property as proposed by Towne Realty, and located in the SE % of Section 13
and will be receptive to the submittal of a preliminary plat.
0 BE IT FURTHER RESOLVED, That the Plan Commission will be receptive to the
receipt of a rezoning petition to RSE / COPD Suburban Residence District with
Planned Development Overlay District, being a recommended maximum parcel
size of 20,000 square feet and a recommended average parcel width of 100 feet.
BE IT FURTHER RESOLVED, That the common open space shall be owned
and maintained by an incorporated Home Owners Association.
