PCR2002100@ APPROVAL OF A LAND DIVISION FOR THE KNICKELBINE PROPERTY LOCATED IN THE
RESOLUTION #P.C. 100-2002
NE % OF SECTION 4 (TAX KEY NO. 2174.141 1 S66 W18479 JEWEL CREST DRIVE)
WHEREAS, On May 7, 2002 the Plan Commission adopted Resolution #PC 059-2002,
recommending the grant of Legal Lot Status to the Knickelbine property located at S66 W18479
Jewel Crest Drive, and
WHEREAS, On May 14, 2002 the Common Council adopted Resolution #109-2002, granting
Legal Lot Status to said property, subject to the filing of a Certified Survey Map within 90 days,
and
WHEREAS, A Certified Survey Map was submitted by Roy Knickelbine for a two (2) lot land
division of the property located in the NE % of Section 4, (Tax Key No. 2174.141 / S66 W18479
Jewel Crest Drive), and
WHEREAS, Said property is zoned RS-3 / OLS, Suburban Residence District as modified by
the Lakeshore Overlay District, requiring a minimum lot size of 15,000 square feet and an
average minimum width of 100 feet, and the parcels will be classified as Legal Non-Conforming.
and
WHEREAS, The 2010 Comprehensive Plan depicts this area as being set aside for medium
density residential development, and this proposal is within this goal, and
right of way width, and the right-of-way has been dedicated to its full width, and
WHEREAS, The 2010 Street System Plan depicts Jewel Crest Drive to have a 60-foot ultimate
WHEREAS, The property will be served by public sanitary sewer and private water systems,
and
THEREFORE BE IT RESOLVED, That the Plan Commission approves of a Certified Survey
Map being submitted for a two (2) lot land division of the Knickelbine property located in the NE
% of Section 4 subject to resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section 18.14(3) of the
Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That a digital '.DXF file or *.DWG file of this CSM shall be
submitted to the City prior to City signatures being placed upon the CSM (3-112" diskette) and all
information transmitted on the diskettes shall be tied to and referenced to State Plane
Coordinates NGVD 1929 or others approved by the City Engineer
