PCR2002099AI '0 RESOLUTION #P.C. 0992-2002 I 1, I APPROVAL OF A SKETCH LAND DIVISION FOR THE WERNElTE PROPERTY LOCATED IN I THE NE AND NW % OF SECTION I1 (TAX KEY NO. 2203.999) WHEREAS, On June 27, 2002 a sketch for a four (4) lot land division was submitted by Thomas Wernette for the property located in the NE and NW % of Section 11, and WHEREAS, On October 25. 2002 a revised sketch for a four (4) lot land division was received, - and WHEREAS, The property is currently zoned RS-2 Suburban Residence District, requiring a minimum lot size of 20,000 square feet and an average minimum width of 110 feet, and the the eafteFn parcels appear to meet this requirement, and WHEREAS, four (4) outbuildings currently exist on the parcel totaling 1.958 square feet, and the parcel is allowed 2,010 square feet of accessory structures, and WHEREAS, The accessory structures do not appear to meet the setback and offset requirements of the RS-2 District in respect to the DrODOSed land division, and 0 .. WHEREAS, The proposal will be serviced by City sewer and water, and WHEREAS, The 2001-2005 Park and Open Space Plan identifies a recreational trail located within the pub\ic ROW on the north side of Woods Road, and .. WHEREAS, The 2010 Street System Plan depicts Woods Road to have a 100-foot ultimate right of way width, and the right-of-way has not been dedicated to its full width, and THEREFORE BE IT RESOLVED, That the Plan Commission approves of a 2.3 acre, four (4) lot sketch land division as submitted by Thomas Wernette for the properly located in the NE and NW 'h of Section 11 and will be receptive to the submittal of a Certified Survey Map. BE IT FURTHER RESOLVED, That the Certified Survey Map shall dedicate Woods Road to a gW3Wk&-ultirnate width of 50 feet from centerline.
