RECOMMENDATION OF APPROVAL OF A PRELIMINARY PLAT FOR THE
QUIETWOOD EAST SUBDIVISION BY CARITY LAND CORP LOCATED IN
THE NW 1/4 OF SECTION 11 (TAX KEY NO. 2202.998)
WHEREAS, A preliminary plat was submitted by Carity Land Corp. for
Quietwood East Subdivision located in the NW 114 of Section 11, and
WHEREAS, Said plat consist of 50.46 acres, and proposes 50 lots, ranging from
15,000 square feet to 30,597 square feet in size, and four Outlots, and
WHEREAS, Said property is zoned RS-2 Suburban Residence District and RS -
3 Suburban Residence District and said lots appear to meet said minimum
zoning requirements, and
WHEREAS, Said Preliminary Plat substantially conforms to that of the Plan
Commission’s previously approved sketch, under Resolution #P.C. 181-2001,
and
WHEREAS, The 2010 Comprehensive Plan depicts this area for medium density
residential development, and the proposal is consistent with the Plan, and
WHEREAS, Said parcels will be serviced by City sewer and water, and 0
WHEREAS, The 2010 Street System Plan depicts Woods Road to be a 100 foot
wide ultimate right-of-way, and the Preliminary Plat is in conformance with this
requirement, and
WHEREAS, The 2001-2005 Park and Open Space Plan depicts a recreation trail
within the Woods Road right-of-way, and the Preliminary Plat includes notation
of “Future Recreation Trail by Subdivider”, and
WHEREAS, The Conservation Plan depicts Outlot 3 and Outlot 4 as a high
priority acquisition, and the Preliminary Plat includes notation that said outlots
are reserved for acquisition by the City of Muskego, and
WHEREAS, Access to Outlot 3 is provided by approximately 300 feet of frontage
on Knollwood Court between Parcel 31 and Parcel 45, and the Plan Commission
finds this access to be acceptable, and
0 WHEREAS, Access to Outlot 4 is provided by 20 feet of frontage on Rain Tree
Court between Parcel 8 and Parcel 9 and the Plan Commission finds this access
to be unacceptable, and
WHEREAS, A Detailed Site Analysis has been provided, and the Conservation
Coordinator has indicated that it does not meet the minimum standards of
Section 18.21 of the Land Division Ordinance.
THEREFORE BE IT RESOLVED, That the Plan Commission recommends
approval to the Common Council of a 50.46 acre, 50 Parcel, Preliminary Plat for
the Quietwood East Subdivision by Carity Land Corp. located in the NW114 of
Section 11 and will be receptive to the submittal of a final plat, subject to
resolution of technical discrepancies as identified by the City Planning
Department and City Engineers, and payment of all applicable fees in Section
18.14 of the Land Division Ordinance and outstanding assessments if applicable.
BE IT FURTHER RESOLVED, That access to Outlot 4 shall be provided by 20
feet of frontage to Woods Road, east of Parcel 1, and also by 20 feet of frontage
on Rain Tree Court between Parcel 10 and Parcel I1
